Enhanced Betriebskostenabrechnung (BKA) Creation and Editing Process

We've improved the service charge statement (BKA) creation and editing process with a comprehensive step-by-step wizard. You can now easily manage annual service charge statements with clear guidance through each stage - from selecting periods and contracts to calculating operating costs, heating expenses, and making adjustments. The new process includes document management, better visualization of costs, and automatic calculations to ensure accuracy. This enhancement makes the complex task of creating service charge statements more straightforward and error-free.

Fixed invoice deletion functionality

We've fixed an issue where clicking the delete button on invoices had no effect. This ensures you can now properly remove unwanted invoices from the system, giving you better control over your financial records.

Improved organization of household expenses in BKA statements

We've separated household expenses from your BKA statement into a dedicated document, making it easier to review and manage these specific costs. You'll now find household expenses in a clearly labeled section on the BKA details page, improving visibility and organization of your financial information.

Simplified invoice status flow for estate-related invoices

We've simplified the invoice status flow by removing the automatic transition to "Ready for Drawdown" for paid estate-related invoices. Now, when an invoice is marked as "Paid," it stays in that status rather than automatically moving to another state. This change makes the invoice status flow more intuitive and aligned with our current business processes.

Edit Contracts Feature

You can now edit existing contracts directly in the system. This new feature allows you to modify contract details and financial information through a streamlined two-step process, similar to the contract creation flow. The system intelligently disables certain fields based on the contract's current status to maintain data integrity. This improvement helps you manage contracts more efficiently without having to create new ones when changes are needed.

Enhanced Owner Contacts List with Improved Filtering

We've redesigned the owners list to provide a more consistent user experience across the platform. The new interface includes improved filtering options, clearer data presentation, and better organization of owner information. You can now easily filter by estate, SEV status, name, activity status, and special deals, making it simpler to find and manage owner information.

Enhanced Tenancies List with Contract Count and Living Status

Improved the tenancies table to provide better visibility of your portfolio by displaying the total number of contracts and adding a visual indicator for living status. You can now also filter specifically for INSTI business, making it easier to focus on relevant properties.

Fixed access issue for Legal DD experts viewing rent roll

Legal DD experts can now access the rent roll information they need to complete their due diligence tasks. This resolves an access restriction that was preventing proper review of rental agreements during the legal due diligence process.

Fixed document location for BKA Betriebskostenabrechnung

We've corrected where the annual service charge statement (Betriebskostenabrechnung) documents are stored. These important documents are now properly located in the correct folder and visible to tenants and investors in their portal. This ensures you can easily access and review your annual service charge statements when needed.

Fixed document upload handling in BKA

We've improved how documents are handled in the BKA section to prevent errors when uploading duplicate files. You'll now see a clear error message when attempting to upload the same document twice. Additionally, we've added the ability to attach existing documents from RCS with a convenient filtering system that shows only relevant documents not already assigned to the BKA. You can also easily unlink documents when needed, and we've added a confirmation step when deleting documents to prevent accidental removals.

Fixed pagination in Assets page for DD experts

We've fixed the pagination in the Assets page for DD experts in the External Portal. Previously, you couldn't access assets beyond the first page, making it impossible to view your complete asset list. Now pagination works correctly, allowing you to navigate through all your assets across multiple pages.

Improved BKA Template with Corrected Information Display

We've enhanced the BKA template to display information more accurately and logically. The template now correctly shows condo addresses, includes tenant first names, displays all distribution keys, and properly formats bank details. The calculation order has been reorganized for clarity, and unnecessary page numbering has been removed. These improvements make the document more professional and easier to understand for both property managers and tenants.

Improved Document Generation for BKA Process

We've enhanced the BKA process by separating key documents into individual templates. This improvement makes it easier to generate specific documents like BKA Statements, Heating Statements, and Split Share documents when needed, resulting in more efficient document management and better organization of financial information.

New KPI Deck for Retail Renting

We've introduced a comprehensive KPI dashboard for the retail renting process that gives you clear visibility into your rental performance. Track important metrics like viewing counts, first-time and second-time rentals, contract signatures, and renovation blockers - all in one place. This new tool helps you identify bottlenecks in your rental process and measure your team's effectiveness at converting viewings into signed contracts.

Task grouping by action or activity

You can now organize your tasks by action or activity, making it easier to prioritize and manage related work. This new grouping option helps you better structure your workflow and focus on specific types of tasks when needed.

Renting

New Rental Contract Creation Process in RAM

We've improved the rental contract creation experience by integrating with our Rental Asset Management (RAM) system. You can now view all contracts in a simple table and create new contracts through an intuitive wizard interface. The new process maintains all the familiar contract details while providing a streamlined experience with clear navigation between steps. This integration ensures consistent contract management across our platform.

Streamlined Contract View with Improved Layout and Functionality

We've redesigned the Contract View to make it more intuitive and user-friendly. The new layout organizes information more logically with renamed tabs, a cleaner header, and a two-column approval section. You'll now find special conditions directly in the Overview tab, and tenant information is presented in a more accessible list format. This update focuses on showing you only the most relevant information while maintaining all the functionality you need to manage contracts effectively.

Transformation

Enhanced LOS layer management with new collapsing option

We've added a third collapsing option specifically for LOS (Line of Sight) layers in the Expand Categories button. This improvement makes analyzing renovation projects more convenient by giving you more control over how you view and manage these important layers in your project visualizations.

Enhanced Renovation State Machine

We've improved the renovation process with a new state machine that better supports your renovation planning. This update includes a dedicated state for path selection, giving you more control over your renovation workflow. The system now accommodates both existing and new renovation projects, ensuring a smooth transition while maintaining visibility of all your assets in various renovation stages.

Soft Delete Feature for Renovation Planning Modules

You can now soft delete renovation planning modules when you need to correct mistakes or start fresh. This gives you more control over your renovation planning process, allowing you to clean up your workspace while maintaining the ability to restore deleted modules if needed. The same toggle that shows deleted projects will now also display deleted planning modules, making it easier to manage all your renovation planning data.
